To allow guests to re-book their week(s) we do not accept bookings more than 11 months, or so, ahead... If you have stayed at Middle House and would like to come back next year don't delay! (particularly June, July & August!)

Terms and Conditions - summary
 General
1. No smoking in the house please.
 Dogs
2. Well behaved dogs are allowed by agreement – please discuss when booking. Please note that Middle House is not fenced – it is open to the machair where sheep graze… The crofters are getting particularly vexed about sheep-worrying
3. Please do not allow dogs upstairs or on furniture or beds. 
4. Please pick up dog waste from the ground in front of and around the house – there may be children staying in the week after you… Please do not allow your dog to foul the neighbour’s ground!
 Numbers of guests
5. The house sleeps up to 6. This number includes children/infants. The number occupying the house must not exceed the number booked. 
6. The house has two rooms with double beds (one is 5’ and the other a small double at 4’) and a room with two single beds. If this configuration is not suitable for your party of 6 please get in touch before your stay begins.
7. No additional third party use of the house facilities ie. no camper vans, nor camping around the property.
 Electric/hybrid vehicles
8. At present there is no facility for recharging electric vehicles at Middle House. Please do not use the 13amp sockets – use of 13 amp sockets does not allow for the balancing of total power draw for the house and can seriously overload the electrical system. There are ChargePointScotland chargers on the island.
 Booking 
9. Booking – £200 deposit/week booked is payable at the time of booking to reserve the house. The balance should be paid 3 months prior to your arrival. If the booking is within 3 months of the start of your stay you will be asked to pay the full amount. You will also be asked to complete a brief booking form, completion of the form accepts these terms and conditions.
 Costs
10. As bookings are often made 12 months ahead of a stay we reserve the right to charge a modest supplement in the event of an increase in costs outside our control.
 Cancellation
11. Booking – cancellation charges: Should it be necessary for you to cancel your booking the following cancellation charges will apply: 
• Cancellation more than 3 months before – £200 (deposit paid).  
• Cancellation between 1 and 3 months before - 50% of total rental. 
• Cancellation less than 1 month before - 100% of total rental. 
However in the event that the dates are re-let at full price, all monies paid will be refunded less a 10% (of total rental) administration charge. 
Note: We recommend that you have holiday insurance and that you book the ferry (or plane) at the time of booking!
 Arrival and departure
12. Entry is 3.00pm – the house is usually ready earlier – go along when you arrive on the island and check the situation.
13. Checkout time is 10.00am of the day of departure. 
14. Please leave the house in the same condition that you find it on your arrival – please strip beds, leave sheets and towels on the floor, remove all your food from cupboards, fridge and freezer and take all rubbish to the bins by the road – this will help ensure early access for the next guests.
 Damage
15. Please advise us of any damage/breakages etc. so that repairs or replacements can be affected for the next guests. You will be expected to look after the house, fixtures and fitting and will be considered liable for anything other than trivial damage/breakages. We, or our agents, will be the sole arbiters of what is 'trivial'.
 Liabilities
16. Information provided to guests both prior to and after booking is given in good faith, and we will, as far as possible, make sure it is accurate. However we shall not be liable for any damage or loss resulting from information given orally or in writing.
17. We will not accept liability or responsibility for any accident or injury to you, your family or friends, or loss or damage to personal property, however caused, during your stay.
18. In the unlikely event that Middle House becomes unavailable due to storm, flood, fire or other unforeseen causes beyond our control, our responsibility and financial liability shall be limited to the return of monies received.
 Travel disruption
19. Ferry and air travel can be subject to disruption. In the event of disruption please note the following:
Delayed arrival due to ferry or plane not being able to dock/land – there is no refund for missed days. Your travel insurance should be able to compensate you.
